A young couple starts a new life together and a real estate investing life together with a brand new condo conversion.  The condo is a totally remodeled, 2 bedroom, 2 bath with rolling hills and mature shade trees.  The cost of the remodel is included in the tax deduction and the mortgage, rather than doing the remodel themselves and paying for it "out of pocket" without a tax deduction.  They are currently working with the credit improvement department of their lender, saving and reading "the Automatic Millionaire Homeowner" by David Bach.  They have their "sights set" on the next purchase of a single family home.  The condo will be rental #1.  Cool!

A college graduate from out of state is hired by a national firm in Phoenix for outside sales.  He will undoubtedly be transferred.  He buys a brand new 2 bedroom (one for sleeping and one for the office), one bath condo conversion in his desired location of town with stainless steel kitchen appliances, slab granite countertops, ceramic tile and upgraded carpet.  The young salesman will have a professional property manager rent the condo when he is transferred and buy another property (David Bach Automatic Millionaire Homeowner) in his new location.  Each time he is transferred he will repeat the process.  The young salesman is getting homeowner's insurance for the first time.  Very cool!

Get this!  Grand mother, grandfather and granddaughter start a real estate investing program together!  The three of them combined their resources and the granddaughter is living in the property.  This is the first of multiple properties.  All three of them are currently reading David Bach.  Very cool!

Mom in her forties is bound and determined to improve her family's living conditions.  The desired house didn't fit in the budget.  Mom isn't going to accept anything less than a three bedroom two bath house.  She put a bowl in the center of the kitchen table with a lid that she cut a slot in.  The lid is glued on.  The entire family is putting money in the bowl weekly (The David Bach Latte' Factor, page 76).  Mom was putting $50 worth of gas in her eight cylinder car every other day.  A real friend gave Mom a four cylinder car to drive.  Mom is putting the $50 every other day in the bowl (The David Bach Double Latte' Factor, page 78).  I talked with Mom a couple of weeks ago and she had to get a bigger bowl!!!  Someday, in the near future, we will go find Mom and the family their home. They are changing their family's destiny (it will be put in a Living Trust and pass tax free to the heirs) through real estate!  Ultra cool!

A couple in their forties with three boys thought they would never ever have a home of their own.  It wasn't even on the "radar screen".  They just bought and moved into the condo of their choice around the corner from grandmother.  They are reading Automatic Millionaire Homeowner and looking toward the future with plans of multiple properties. 

A couple had a rental house that they were "upside down" on the price and they could not afford the cash flow.  We did a short sale in order to avoid foreclosure.  The seller got a "ding" on their credit report with the short sale instead of a gaping hole with a foreclosure.  The buyer got a house $20,000 below the lender's appraisal.  The lender took less than they were owed but got more than they would get in foreclosure.  The current average days on the market is 81 and we did it in 43 days.  Very Cool!

Fannie Mae owned a house in east Mesa that had been to the foreclosure auction and didn't sell.  It became what is known in the industry as a "Lender Owned" property or an REO (Real Estate Owned by the bank) property.  It was a lovely 3,239 sf home built in 2006.  The average days on the market in the area is 121 days.  I listed this house and found  a thrilled buyer in nine days!  The lender got an REO off the books for $9,000 above the asking price.  The neighborhood traded a vacant eyesore for a thrilled new neighbor.  The buyer got a lovely one year old home for $94 per sf.  As the announcer for the Phoenix Suns Al McCoy would say after a game winning slam dunk, "SHAZAM"!!!!
